Property: #102
Price: $395,000 (negotiable)
Titled?: Yes
Lot Size: 8.814 hectares (approx. 22 acres)

Description: This lakefront property (approx. 560 meters or more than 1/3 mile of lake front) is a very rare opportunity. Lake Bayano is Panama's most beautiful tropical lake and its second-largest (350 square kilometers or 135 square miles). Some 80% of Lake Bayano's surrounding land is owned by Native Americans and is not available for sale. Of the remainder, much is not titled. At present, this is the only known titled lakefront property advertised for sale to the public.

Lake Bayano is an environmental gem. The land is surrounded by open farmland and tropical rainforest, home to an incredible variety of wildlife ranging from howler monkeys to hundreds of species of birds from the toucan to the heron. This property is dotted with fruit trees and other species, but was used for many years as cattle-grazing grassland, thus its development does not require environmental damage. The owner seeks a purchaser who appreciates the need to develop the land with respect for the Lake's spectacular environmental beauty.

Despite the exceptionally tranquil rural surroundings, the property is only an hour and a quarter by road from Panama City, less than an hour from Tocumen International Airport, and 45 minutes from a major shopping mall. The property is a few miles off the Pan-American highway with direct access to the only other paved road in the area (shown above). Electricity and water connections are available at the property's edge. Cell phone and satellite television service are available. Once the expansion of the Pan-American highway to the Lake from two to four lanes, already underway, is completed, these travel times will be reduced.

The Lake's first tour facility is now open. The property is near the tour facility and will benefit from it. This is an ideal location for an "eco-resort" or similar tourist business. In addition, road improvements are nearing completion that provide nearby access to the Kuna Yala (San Blas) region on the Caribbean, thus further encouraging interest in the Lake. As the Lake draws increased attention, this property's potential for substantial appreciation is clear.
